River Forest Zoning Board to consider fence-variance request

The River Forest Zoning Board of Appeals will hear a resident's request for a variance concerning a planned privacy fence, at its next meeting 7:30 p.m. Thursday in Village Hall.

The board meets at 7:30 p.m. on the second Thursday of each month in the Community Room of Village Hall.

Board of Appeals on June 9, 2016.

III. Approval of the Findings of Fact for the variations requested

for 559 Ashland Avenue from the hearing held by the Zoning Board of Appeals on June 9, 2016.

IV. Approval of the Findings of Fact for the variations requested for 30 Franklin Avenue from the hearing held by the Zoning Board of Appeals on June 9, 2016.

LEGAL NOTICE ZONING BOARD OF APPEALS RIVER FOREST, ILLINOIS

Public Notice is hereby given that a public hearing will be held by the Zoning Board of Appeals of the Village of River Forest, County of Cook, State of Illinois, on Thursday, August 11, 2016 at 7:30 p.m. at the Community Room of the Municipal Complex, 400 Park Avenue, River Forest, Illinois on the following matter:

The Zoning Board of Appeals will consider a zoning variation application submitted by Davin Power, owner of the property at 534 Bonnie Brae Place. The applicant wishes to construct a privacy fence to enclose the front yard and secondary front yard along the south and east property lines. Section 4-8-5 of the Village Code provides the Zoning Board jurisdiction to hold public hearings and offer recommendations to the Village Board concerning variations to the fence code.

The applicant seeks a variation to Section 4-8-4-C of the Village Code which states that fences in the front yard and secondary front yard are required to meet the requirements of a “type 2” fence. A “type 2” fence is defined in section 4-8-3-B of the Village Code as a fence conforming to specific construction, openness, and height requirements; being that the fence shall be of Fabricated Metal Construction, shall be at least 80% open to view, and shall not exceed 6 feet in height. The applicant proposes to construct a privacy fence in both the front yard and secondary front yard, the proposed fence being of wood construction, being a solid fence with no part of the fence being open to view up to a height of 3’-6” at the front yard and up to 5’-6” high at the secondary front yard, with a slatted section above adding an additional one foot of height, resulting in a total height of the fences of 4’-6” at the front yard and up to 6’-6” at the secondary front yard.

The legal description of the property at 534 Bonnie Brae Place is as follows:

THE SOUTH FIFTY (50) FEET OF LOTS ONE (1) AND TWO (2) IN BLOCK TEN (10) IN QUICK’S SUBDIVISION OF THAT PART OF THE NORTHEAST QUARTER (NE1/4) OF SECTION TWELVE (12), TOWNSHIP THIRTY-NINE (39) NORTH, RANGE TWELVE (12) EAST OF THE THIRD PRINCIPAL MERIDIAN, LYING NORTH OF LAKE STREET AS PER PLAT RECORDED ON OCTOBER 23, 1878 IN BOOK 14 OF MAPS, PAGE 20, AS DOCUMENT 198767, IN COOK COUNTY, ILLINOIS.

All interested persons will be given the opportunity to be heard at the public hearing. A copy of the meeting agenda will be available to the public at the Village Hall.
