Gregory and Heather Ignoffo, the owners of 307 Franklin Avenue, have applied for a minor variation to construct a new detached garage on their property. According to the public notice, the requested variation would allow the proposed garage to exceed the maximum permitted height set by local zoning regulations.
The Village of River Forest Zoning Code limits accessory building heights to 18 feet above the elevation of the nearest public walk. The Ignoffos' proposal seeks approval for a garage with a ridge height of 18 feet 10.8 inches, surpassing the limit by 10.8 inches or exactly 5 percent over the maximum allowed. Section 10-5-4-B-5 of the Zoning Code provides that minor variations may permit an increase in building height up to five percent beyond established restrictions.
This is the only variation being requested for this property at this time.
The legal description for 307 Franklin Avenue is: "LOT 13 IN BLOCK 2 IN CONWAY’S RESUBDIVISION OF THE WEST1/2 OF THE EAST 1/2 OF THE SOUTHWEST 1/4 SECTION 12, TOWNSHIP 39 NORTH, RANGE 12, EAST OF THW THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS."
The public notice states: "This Public Notice invites written comment regarding the merits or potential impact of the requested Minor Variation. The application is available for review above as well as at the Village Hall (400 Park Avenue). All written comments are to be received by Clifford Radatz, Building Official, within fifteen days of the date of this notice or by 4:30 PM on Thursday, October 30, 2025. Minor variations do not require public hearings by the Zoning Board of Appeals."
Minor variations such as this one are processed administratively and do not require a public hearing before the Zoning Board of Appeals.
