Discussion Concerning Case #25-05 for 8819 Ogden Avenue Request for Sign Variations to Allow a Third Permanent Sign Type and to Allow an Awning that is Not a Solid Color

Community Development Director Libby Popovic discusses Case #25-05 for 8819 Ogden Avenue that requests a sign variation to allow a third permanent sign type and to allow an awning that is not a solid color. The striping of the awning is consistent with the applicants' brand image. This variance is a part of a wider renovation of the property. The Planning and Zoning Commission unanimously supported the variance. Comments and questions were made by President Garvey and Trustee Hendricks.

Discussion Concerning Case #25-06 Request for Variation from Section 62.290 Required Parking to Reduce the Number of Required Parking Spaces at 9211 Broadway Avenue

Community Development Director Libby Popovic discusses Case #25-06 that requests a variance from Section 62.290 Required Parking to reduce the number of required parking spaces from seven to three for a proposed ice cream parlor at 9211 Broadway Ave. The business model is expected to generate short customer visits and attract pedestrian and bicycle traffic. The Planning and Zoning Commission supported the request, noting no prior parking issues at the site and recommended, though did not require, that the two existing rear spaces be designated for employee use. The Planning and Zoning Commission unanimously supported the variance. Comments and questions were made by President Garvey, Trustee Narimatsu, Trustee Kaluzny, and Trustee Hendricks.

Discussion Concerning Case #25-07 Request for a Special Use Permit Section 62.30 to Allow a Dog Grooming Establishment at 9448 W. 47th Street

Community Director Libby Popovic discusses Case #25-07 for a Special Use Section 62.30 allowing a dog grooming establishment at 9448 W. 47th Street in an I-1 light industrial district. The proposed business includes one commercial unit on the ground floor and five residential units above. The applicant confirmed that no overnight boarding would occur. The Planning and Zoning Commission recommended approval, contingent on compliance with the submitted floor plan. Comments and questions were made by President Garvey, Trustee Gilhooley, and Trustee Hendricks.

Discussion Concerning Case #25-08 Request for a Variation from Section 62.17 to Allow a 528 Square Foot Garage that Exceeds the Maximum of 472 Square Feet at 3936 N. Maple Avenue

Community Director Libby Popovic discusses Case #25-08 requesting a variation from Section 62.17 allowing a 528 square feet garage which exceeds the maximum of 472 square feet at 3936 N. Maple Ave. The proposed structure complies with lot coverage and green space requirements. While the Planning and Zoning Commission expressed concern about the potential for additional future accessory structures, they recommended approval. Village Attorney Adam Durkin noted that due to a lot coverage requirement, further accessory structures would have to go through a variance which would address this concern. Comments and questions were made by President Garvey and Trustee Hendricks.
