Jeremy Roling and Ricardo Anguiano, Gilbane Project Managers reviewed the Executive Summary for November and showed drone footage of the MacArthur/Sunnyside and Riley/Northlake projects.
Jeremy and Ricardo explained Construction Change Orders (CO) #113 - #120 for the Board.
The following writeup shall provide further explanation of the change orders being presented for approval to the Board of Education on Monday October 24, 2022:
CO #113-This change order incorporates PR-50 issued by Wold Architects for the Sunnyside & MacArthur project on 9/27/22. The modifications within this PR included the addition of electrical feeds for both the flagpole light and the exterior illuminated signage.
CO #114 -This change order incorporates SI-27 issued by Wold Architects for the Sunnyside & MacArthur project on 10/11/22. This SI modified curb & asphalt grades in the east parking lot after final grading for curbs had been completed and just prior to pour day requiring additional surveying & layout time.
CO #115 -This change order incorporates PR-54 issued by Wold Architects for the Sunnyside & MacArthur project issued on 10/12/22 incorporating the required natural gas feed & regulator for the emergency generator.
CO #116 -This change order incorporates PR-55 issued by Wold Architects for the Sunnyside & MacArthur project on 10/28/22 for revisions to the plumbing fixture schedule in Art Room D103. New sinks & faucets had to be ordered for this classroom to work with the specified countertops.
CO # 117 -This change order incorporates a cost increase on the key cylinders for Sunnyside MacArthur applied by Allegion due to a delay in ordering while the correct keyway & schedule were determined. The increase is due to the large order volume discount expiring per their contract.
CO #118-This change order incorporates RNL PR-34 issued by Wold Architects Riley Northlake project on 9/27/22 for the removal of doors, door frames, and hose bibs. This also includes exterior framing around an exposed steel beam and the blocking up of a door at the art room at the Northlake basement.
CO #119 NTE - This change order incorporates the removal of 2 existing roof ladders, one of which conflicts with RTU-3 exterior ductwork, the second is partially assembled. Within this cost we would remove both options and rebuild a new roof ladder in place of the second existing ladder to the lower roof level, which is more economical than adding to the existing partially built ladder.
CO #120-This change order introduces an alternate walk-in cooler/freezer to the project. Due to extended lead times (April of 2023) on the base bid walk-in cooler, an alternate walk-in cooler has been submitted for approval with a 6-8 week lead time. This is the cost difference between the two manufacturers.
Mr. Roling stated that punch list inspections have begun in the south end of the building and are completed with a few minor exceptions. All furniture will be in the building by December 2nd. He discussed flooring on the MacArthur side, installation of security doors and textured ceiling panels. The final coat of paint is being applied and TV mounts are installed in 90% of the building. The elevator is 60% installed. Should be done with a punch list by the end of the week.
Mr. Anguiano reported that the roofing should be done by the end of the week and the metal panels will be installed in the next few weeks, weather allowing. He reported on the window installation time frame, the exterior storm trap and then on the interior progress of the kitchen plumbing and fire protection measures over the next several weeks. They have been battling with a concrete shortage and are exploring several different options. There will not be an egress from the addition until next Spring. It is delaying occupancy.
