Variations

V-18-31 Nicholas P. Dagres, applicant, requests a variance to the zoning requirements of the R-4 Single Family Residence District. The request seeks to increase the height of the fence located in the corner side yard from the maximum allowed 3 feet to a proposed 6 feet. The subject property is located in the 15th District, with the common address of 205 W. Lunt Street, Schaumburg, Illinois 60193.

V-18-35 Piotr Irla, applicant, requests a variance to the zoning requirements of the R-5 Single Family Residence District. The request seeks to: (1) reduce the right interior side yard setback from the minimum required 10 feet to an existing 4.5 feet, (2) reduce the rear yard setback from the minimum required 40 feet to an existing 21 feet 8 inches (3) reduce the side yard setback for an accessory structure (existing shed) from the minimum required 3 feet to an existing 1 feet, and (4) reduce the rear yard setback from the minimum required 5 feet to an existing 1 feet 8.5 inches (existing shed). V-18-38 Steve Welcome, applicant, request a variance to the zoning requirements of the R-6 General Residence District. The request seeks to increase the height of the fence located in the corner side yard from the maximum allowed 3 feet to a proposed 6 feet. The subject property is located in the 17th District, with the common address of 14613 Mesquite Drive, Orland Park, Illinois 60467.

Special Use

V-18-29 Jeffery and Christine Justice, applicant, requests a Special Use for a Planned Unit Development with a companion Variance in the R-4 Single Family Residence District to allow for the construction of a single family residential dwelling located within an “Environmentally Sensitive” area, as designated by the Cook County Comprehensive Land Use and Policies Plan. The Variance request seeks to: (1) reduce the lot area from the minimum required 40,000 square feet to an existing 13,129 square feet, (2) reduce the lot width from the minimum required 150 feet to an existing 99.24 feet and (3) reduce the rear yard setback from the minimum required 50 feet to a proposed 42.03 feet if granted under the companion Special Use request. The Variance is sought in order to construct a single family residential dwelling served by a well and septic system. The subject property is located in the 17th District, with the common address of 15640 113th Court, Orland Park, Illinois 60467.
