Commercial property tax rates in Cook County’s 92 cities varied from a low of 1.1% in Harwood Heights up to 15.6% in Chicago Heights.

Commercial property tax rates in 53 major U.S. cities averaged 1.76% in 2024, the Lincoln Institute of Land Policy found. The institute estimated that a $1 million property—including $200,000 in fixtures—would see a yearly tax bill of about $21,060, with wide rate variation from under 1% to more than 4% in some markets.

Distinct classification systems in multiple states contribute to higher effective tax rates on commercial, industrial and apartment properties relative to residential homes. Some cities charge businesses multiple times the residential rate. For example, Charleston’s rate can reach roughly six times that for homes.
