Westchester’s median commercial property tax rate reached 6.1% in fiscal 2025, ranking it 25th among Cook County municipalities, according to BlockShopper.com.

The median for the county overall was 2.9% in fiscal 2025, leaving Westchester 3.2 percentage points above that level.

Palatine matched the Cook County median rate with a 2.9% median that year.

Rates varied widely across the county’s 92 cities, from 1.1% in Harwood Heights up to 15.6% in Chicago Heights.

Averaged across 53 major U.S. cities, commercial property tax rates were 1.76% in 2024, per a Lincoln Institute of Land Policy study. The analysis estimates that for a $1 million commercial property with $200,000 in fixtures, the typical annual tax bill is about $21,060. Cities showed significant variation, with some below 1% and others topping 4%.

Many states use classification systems that often lead to higher effective tax rates for commercial, industrial, and apartment properties than for residential. In certain jurisdictions, commercial tax rates can be several times greater than what residents pay—a Charleston example has the commercial rate at nearly sixfold that for homeowners.
