River Forest Zoning Board to hear variance request to build second story
The River Forest Zoning Board of Appeals will hear a request for a variance to build a second floor on a home at 30 Franklin Ave., during its next meeting 7:30 p.m. today in the Community Room of River Forest Village Hall, 400 Park Ave.

Public Notice is hereby given that a public hearing will be held by the Zoning
Board of Appeals of the Village of River Forest, County of Cook, State of
Illinois, on Thursday, June 9, 2016 at 7:30 p.m. at the Community Room of
the Municipal Complex, 400 Park Avenue, River Forest, Illinois on the
The Zoning Board of Appeals will consider a zoning variation application
submitted by Elizabeth Cheng and Charles Kerstetter, owners of the property
at 30 Franklin Avenue, who are proposing to construct a second story
addition onto the existing home. The applicants are requesting variations to
Section 10-9-7 that would allow the north wall the home (which does not
conform to the required side yard setback) to increase in height from one
story to two stories, and to allow the addition of a roof overhang at the
second floor level to match the overhang of the existing roof (which does not
conform to the required side yard setback).
The Zoning Code prohibits any increase in height of a wall which maintains a
non-conforming side yard setback. The Zoning Code requires the roof eave
to have a minimum 3 foot side yard setback.
The legal description of the property at 30 Franklin Avenue is as follows:
