Median property tax bills in Cook County reached $6,351 in the fiscal year 2024, according to BlockShopper.com.
That represents an increase of 13.7% from $5,588 in the prior year.
Within the county, Kenilworth had the highest median property tax bill at $32,921, while Steger had the lowest at $2,170.
Among the 22 counties with available data in Illinois, Kendall County recorded the highest median property tax bill at $7,751 in fiscal year 2024, while Vermilion County had the lowest at $1,325.
The median property tax bill in Cook County was equal to 2% of the median assessed home value in the county.

U.S. home prices continued to rise in 2025, with the national median reaching about $447,000 in June. That’s up 1.13% from a year earlier, according to Redfin. The data also show a significant gap in supply and demand, with 36% more sellers than buyers (a difference of 508,715 homes). By Redfin’s definition, a balanced market has seller and buyer numbers within 10% of each other.
Even when property tax rates decline or remain stable, homeowners can still face higher tax bills if home values rise. Property taxes are calculated based on both the tax rate and the assessed value of a property, meaning increases in home prices can expand the tax base and raise the amount owed even when local governments lower rates. In fact, the average effective property tax rate on a median-valued home in the largest city in each state fell by more than 5% from 2023 to 2024, according to a Lincoln Institute of Land Policy analysis.
At the same time, rising property values have increased the overall tax base in many areas. Because property taxes are tied to market value, higher home prices can lead to larger tax bills even if rates decline or remain unchanged. Studies of U.S. housing markets have also found that a 1% increase in median home value is associated with roughly a 0.71% decrease in the effective tax rate, reflecting how strong housing price growth can push rates lower while still allowing governments to collect more revenue.
