Maywood places 48th in Cook County for median commercial property tax rate in FY 2025

Maywood recorded a median commercial property tax rate of 4.4% during fiscal year 2025, making it the 44th-lowest in Cook County, based on data from BlockShopper.com.

The countywide median rate was 2.9% for fiscal year 2025, putting Maywood 1.5 percentage points above that average.

For comparison, Midlothian also posted a 2.9% median commercial property tax rate during the same year in Cook County.

Commercial property tax rates across Cook County’s 92 municipalities ranged from 1.1% in Harwood Heights up to 15.6% in Chicago Heights.

Maywood’s median rate in fiscal year 2024 was also 4.4%, giving it the 44th ranking in the county for that year.

An analysis from the Lincoln Institute of Land Policy found that median commercial property tax rates averaged 1.76% across 53 large U.S. cities in 2024. The study estimated that a $1 million property, including $200,000 in fixtures, would generate an annual tax bill of approximately $21,060. Rates varied substantially, with some cities reporting rates well below 1% and others as high as 4%.

Classification structures in many states can cause commercial, industrial, and apartment properties to have higher effective property tax rates than residential properties. In certain locations, business properties face tax rates several times greater than residential rates. For instance, the rate in Charleston can reach about six times higher than what residential properties are charged.
