Hillside commercial property tax rate ranks among lowest in Cook County for FY 2025

During fiscal year 2025, Hillside’s median commercial property tax rate reached 2.4%, placing it at the 12th-lowest among Cook County municipalities, according to BlockShopper.com.

That same year, Cook County reported a median tax rate of 2.9%, with Hillside’s figure sitting 0.5 percentage points below the countywide level.

In addition, Glenwood matched the county median with a 2.9% rate for the year.

Tax rates across the county’s 92 cities ranged from a low of 1.1% in Harwood Heights to a high of 15.6% in Chicago Heights.

Hillside showed a median commercial property tax rate of 8.3% during fiscal year 2024, still ranking 12th countywide at that time.

Commercial property tax rates in major U.S. cities averaged 1.76% for 2024, according to the Lincoln Institute of Land Policy. Their analysis suggests the annual tax bill on a $1 million property with $200,000 in fixtures would total roughly $21,060. Across the country, tax rates demonstrated significant variation, falling below 1% in some places and climbing as high as 4% elsewhere.

Effective property tax classifications in many states lead to higher rates for commercial, industrial, and apartment properties compared to residential property. Certain jurisdictions assess business property at rates several times higher than those for homes; for example, Charleston’s rate can be about six times greater.
