Brookfield’s effective property tax rate rose from 2.3% in 2016 to 2.4% in 2025, resulting in a 0.1 percentage point increase across a decade, BlockShopper.com reports.

The average effective property tax rate in Cook County held steady at 2% from 2016 to 2025. Brookfield’s 2025 rate stood above this countywide average.

Of 136 Cook County cities analyzed, Brookfield saw the fifth smallest rise in effective property tax rates during this period.

Brookfield’s 2.4% rate in 2025 positioned it 62nd among Cook County cities for effective property tax rates that year.

This figure is 2.7 times higher than the national average effective property tax rate of 0.888% for the U.S. in 2024.

U.S. home prices continued to increase in 2025, with the median reaching about $447,000 in June, which is a 1.13% rise from the prior year, Redfin found. Redfin’s data also highlight an imbalance between supply and demand: there were 36% more sellers than buyers, a difference of 508,715 homes. Redfin considers a market balanced if seller and buyer numbers are within 10% of each other.

Homeowners can still incur higher tax bills even if property tax rates drop or stay consistent when property values increase. Since property taxes are determined by both the tax rate and assessed property value, rising home prices can expand the tax base and result in higher taxes even with rate reductions. The average effective property tax rate on a median-valued home in the largest cities in each state declined by more than 5% from 2023 to 2024, according to an analysis from the Lincoln Institute of Land Policy.

Meanwhile, increasing property values have driven up the total tax base in many regions. With property taxes linked to market value, escalating home prices may yield higher tax bills despite steady or decreasing tax rates. Studies on U.S. housing markets also show that a 1% gain in median home value correlates with about a 0.71% drop in the effective tax rate, illustrating how robust price growth can lower rates but still boost government revenue.
